Appearance From The Street
First impressions count and can influence the entire inspection. So it is important that the first impression is a good one. A neat and colourful front garden, a fresh paint job and a gate that opens and closes easily help give a property an immediate appeal. Pick up papers that may be floating around your (or your neighbours) front yards or footpaths.

Don't Wait Until It's Too Late Minor repairs should be remedied now because, by the time auction day arrives, the buyer has already made their decision. Repairing small irritants like sticking doors and dripping taps will eliminate distractions during inspections and help focus attention on your house's selling points.

Light and Bright
Open drapes and turn on lights where and when possible. Light gives the maximum impression of the size of rooms and creates a warm welcoming feel.

Obstacles Obstacles such as toys, boxes and excess furniture hinder a free flowing inspection and create an impression of small rooms. Buyers don't like walking through a maze.

Interior Keep floors, cupboards and bench tops neat and tidy. You may wish to add a vase of fresh flowers to enhance a room's appeal.

Unwanted Odours Certain ordinary household odours may not be evident to the householder but may be an unwanted distraction to buyers. A quick spray before an inspection will ensure the house smells attractive to the buyer.

Pets
We all enjoy our own pets, but not everyone is an animal-lover. If possible, take the dog for a walk during inspections or leave it outside or with a neighbour. Certainly do not have it roaming the house.

During Inspections
Remember, you are paying the agent to conduct the inspection and we are trained and experienced professionals. Our job is to sell your property and negotiate the best possible price. Best leave it to the agent to negotiate with the buyer - the agent may be talkative or quiet depending on the buyer's attitude.

Your Presence
Some vendors prefer to be absent during private inspections and most go out during Open For Inspections. If you are at home, please be courteous and unobtrusive - many buyers feel intimidated going through someone else's home and this can hinder the success of an inspection. Answer any questions asked from a buyer about the house or neighbourhood. Any questions relating to the price or terms of sale should be directed to the agent. In most cases there are more the one sales consultant with interested parties and if this is not relayed correctly and clearly to the prospective buyer, they may feel hesitant in submitting an offer.
